Depending on the client's needs, we provide soup to nuts services – from site identification, concept development to organization development and board transition. In today’s world, it takes multiple funding streams, partnerships and relationships to bring an affordable housing project to fruition. Edgemere’s principals have over 100 years of experience in the spectrum of the development process including: new construction, adaptive reuse of historic structures, preservation and rehabilitation of existing properties including occupied buildings, special needs and supportive housing, mixed-use; and mixed-income development. Edgemere’s role includes predevelopment/site feasibility, preconstruction tasks, third party coordination, financing and syndication, construction coordination and management, leasing and management technical assistance, and assistance with regulatory compliance through permanent closing.
Since 2000, Edgemere has secured public and private financing of 53 projects ranging from 12-382 units; In general, at least 15% of each project is dedicated to Special Needs/Supportive Housing. Those projects created family, senior and special needs housing units while investing over $833.29 million in their respective communities. Edgemere has experience with a wide array of public and private financing tools including those serving special needs populations. Examples include federal and state low income housing tax credits, federal and state historic tax credits, tax exempt bonds, public housing modernization, Mitchell Lama preservation, Housing Trust Fund and HOME funds, weatherization, RARP, NY Main Street, HFA IDDP, TCAP, CDBG-Disaster Recovery, Homes for Working Families, HUD capital funds refinance, RAD, Section 8 PBV/TBV, Environmental Protection Funds, Urban Initiatives, CDBG, Brownfield Tax credits, NYSERDA, Energy Shelter Grants, Shelter Care, HHAP, ESSHI/MRT, Federal Home Loan Bank, NeighborWorks, private foundations, construction loans and conventional mortgages. We have helped guide the development of over 3,809 apartments through concept development, site selection, design and construction coordination/value engineering, community relations/local approvals, grant writing, financing, funder relations, and transition to management.
